Urban Building Workshop is proud to announce the completion of our latest commercial project, The Paloma at Oakland Hills. UBW obtained entitlements and was the architect for the adaptive reuse of 4690 Tompkins.
The 60,000-square-feet concrete-and-timber building was built as a retirement home by the Methodist Church in the 1920s. After being vacant for dozens of years, UBW determined a strategy to convert the vacant building into 40 market-rate apartments. Several of the buildings’ historic and unique Spanish Revival architectural characteristics were incorporated into the unit interiors
As part of the project, UBW created renovation plans for the surrounding site and the eight stand-alone bungalows that were also part of the historic campus. The adaptive-use renovation was completed consistent with the US Secretary of Interior standards, earning a Mills Act property tax reduction award. UBW provided leadership in every aspect of the project, including entitlements, design, construction and creation of the Mills Act tax reduction.
